Još se ne zna tko će biti novi vlasnik nekretnina tvrtke “Mils - mljekara Split” s pripadajućih 9000 kvadrata građevinskog zemljišta, smještenih pokraj nebodera u kojem se nalazi sjedište OTP banke i susjednog tornja, najavljenog kao najvišeg u Hrvatskoj, u kojem bi trebao biti hotel iz lanca “Marriott”.

Nevjerojatno, jer prošlo je točno pola godine od kada je na Financijskoj agenciji (Fina) uspješno završena četvrta elektronička javna dražba te izuzetno vrijedne imovine u Kopilici, koja je prethodno bila procijenjena na gotovo 57 milijuna kuna. Na toj dražbi, jer na prethodne tri nije bilo zainteresiranih kupaca, početna cijena ponuđenih nekretnina iznosila je - jednu kunu. Jamčevina koju je trebalo uplatiti za sudjelovanje u postupku bila je sitnih 10 lipa.

Zbog svega ne čudi što se tada za licitiranje prijavilo 159 tvrtki i privatnih osoba iz Splita, Stobreča, Solina, Sinja, Čaporica, Vidonja (iznad neretvanske doline), Knina, Ogulina, Zagreba, Zaboka, Sesveta, Vukovara, Osijeka, Grubišnog Polja, Slavonskog Broda, Banjola (Istra), Požege, Rovinja, Bjelovara, Rijeke, Njivica (otok Krk), Primoštena, Ludbrega, Đakova, Koprivnice..., ali i iz Srbije, Češke, Njemačke ili Tajvana... Uz to je bilo i devet zakasnjelih uplata jamčevine, među kojima i jedna iz Rusije.

Atraktivna prenamjena

Ivo Bučan, stečajni upravitelj “Milsa”, već prije nam je kazao da je 9000 četvornih metara koji su se našli na prodaji (od čega se na 2000 kvadrata nalazi tvornica mliječnih proizvoda koja je u najmu bivših radnika) kompletno komunalno opremljeno, uključujući dvije trafostanice velike snage, te da se tamo mogu graditi poslovni objekti ili tražiti prenamjena u stambenu zonu.

Zato ne čudi da su među onih 159 koji su jamčevinu uplatili u roku bile i državne novčarske institucije poput Hrvatske banke za obnovu i razvitak (HBOR), te Hrvatske poštanske banke (HPB) i njezine tvrtke kćeri “HPB-nekretnine”.

Naime, HBOR i HPB, ali i Županija, imaju upisana založna prava na određenim dijelovima tih vrijednih nekretnina te su se sudjelovanjem na dražbi htjeli osigurati da se one ne prodaju u bescjenje. U nadmetanju na koncu nisu sudjelovali svi koji su se radi toga prijavili, nego samo 73 licitatora koji su tijekom dva tjedna, 24 sata na dan, e-mailovima poslali Fini ukupno čak 1422 ponude za kupnju ili u prosjeku njih 101,5 dnevno.

Tako je, primjerice, najveći iznos koji je bila spremna dati jedna Osječanka iznosio 70.001 kunu, “HPB-nekretnine” ponudile su nešto više od 3 milijuna kuna, HPB je istaknuo cijenu od 10,5 milijuna kuna, tvrtka “Puna linija” u vlasništvu dubrovačkoga stečajnog upravitelja Maroja Stjepovića ponudila je 7,5 milijuna kuna, a firme “Hotel Westgate” i “S.B. Toranj”, iza kojih stoji poduzetnik Josip Komar, navele su cijene od 13,6 i 28 milijuna kuna.

Upravo je Komar prvi “Milsov” susjed, jer su njegove tvrtke formalni investitori dvaju nebodera u sklopu kompleksa “Westgate”. Da bi njegov “S.B. Toranj” postao kupac nekretnina mljekare, trebao bi odustati 21 licitator koji je dao bolje ponude od Komara, a to nije nemogući scenarij.

Devet prije dvanaest

Na kraju dražbe 30. srpnja prošle godine, samo devet sekundi prije kraja nadmetanja, najveću ponudu od 37,5 milijuna kuna dala je zagrebačka tvrtka “Jedina nekretnina” u vlasništvu Ivana Milolože. No, on u mjesecima koji su uslijedili nije uplatio spomenuti iznos, iako mu je Trgovački sud za to više puta produžavao rokove.

– Najbolji ponuditelj nije platio kupovninu ni u prvom, ni u drugom, ni u trećem roku, te očekujem da će ovih dana Trgovački sud donijeti rješenje da se nekretnine “Milsa” dosuđuju sljedećem najpovoljnijem ponuditelju – kazao je stečajni upravitelj Bučan.

Sljedeću najpovoljniju ponudu od 37,48 milijuna kuna dao je Mišel Delaš iz Splita.

Još se ne zna tko će biti novi vlasnik nekretnina tvrtke “Mils - mljekara Split” s pripadajućih 9000 kvadrata građevinskog zemljišta, smještenih pokraj nebodera u kojem se nalazi sjedište OTP banke i susjednog tornja, najavljenog kao najvišeg u Hrvatskoj, u kojem bi trebao biti hotel iz lanca “Marriott”.

Nevjerojatno, jer prošlo je točno pola godine od kada je na Financijskoj agenciji (Fina) uspješno završena četvrta elektronička javna dražba te izuzetno vrijedne imovine u Kopilici, koja je prethodno bila procijenjena na gotovo 57 milijuna kuna. Na toj dražbi, jer na prethodne tri nije bilo zainteresiranih kupaca, početna cijena ponuđenih nekretnina iznosila je - jednu kunu. Jamčevina koju je trebalo uplatiti za sudjelovanje u postupku bila je sitnih 10 lipa.

Zbog svega ne čudi što se tada za licitiranje prijavilo 159 tvrtki i privatnih osoba iz Splita, Stobreča, Solina, Sinja, Čaporica, Vidonja (iznad neretvanske doline), Knina, Ogulina, Zagreba, Zaboka, Sesveta, Vukovara, Osijeka, Grubišnog Polja, Slavonskog Broda, Banjola (Istra), Požege, Rovinja, Bjelovara, Rijeke, Njivica (otok Krk), Primoštena, Ludbrega, Đakova, Koprivnice..., ali i iz Srbije, Češke, Njemačke ili Tajvana... Uz to je bilo i devet zakasnjelih uplata jamčevine, među kojima i jedna iz Rusije.

Atraktivna prenamjena

Ivo Bučan, stečajni upravitelj “Milsa”, već prije nam je kazao da je 9000 četvornih metara koji su se našli na prodaji (od čega se na 2000 kvadrata nalazi tvornica mliječnih proizvoda koja je u najmu bivših radnika) kompletno komunalno opremljeno, uključujući dvije trafostanice velike snage, te da se tamo mogu graditi poslovni objekti ili tražiti prenamjena u stambenu zonu.

Zato ne čudi da su među onih 159 koji su jamčevinu uplatili u roku bile i državne novčarske institucije poput Hrvatske banke za obnovu i razvitak (HBOR), te Hrvatske poštanske banke (HPB) i njezine tvrtke kćeri “HPB-nekretnine”.

Naime, HBOR i HPB, ali i Županija, imaju upisana založna prava na određenim dijelovima tih vrijednih nekretnina te su se sudjelovanjem na dražbi htjeli osigurati da se one ne prodaju u bescjenje. U nadmetanju na koncu nisu sudjelovali svi koji su se radi toga prijavili, nego samo 73 licitatora koji su tijekom dva tjedna, 24 sata na dan, e-mailovima poslali Fini ukupno čak 1422 ponude za kupnju ili u prosjeku njih 101,5 dnevno.

Tako je, primjerice, najveći iznos koji je bila spremna dati jedna Osječanka iznosio 70.001 kunu, “HPB-nekretnine” ponudile su nešto više od 3 milijuna kuna, HPB je istaknuo cijenu od 10,5 milijuna kuna, tvrtka “Puna linija” u vlasništvu dubrovačkoga stečajnog upravitelja Maroja Stjepovića ponudila je 7,5 milijuna kuna, a firme “Hotel Westgate” i “S.B. Toranj”, iza kojih stoji poduzetnik Josip Komar, navele su cijene od 13,6 i 28 milijuna kuna.

Upravo je Komar prvi “Milsov” susjed, jer su njegove tvrtke formalni investitori dvaju nebodera u sklopu kompleksa “Westgate”. Da bi njegov “S.B. Toranj” postao kupac nekretnina mljekare, trebao bi odustati 21 licitator koji je dao bolje ponude od Komara, a to nije nemogući scenarij.

Devet prije dvanaest

Na kraju dražbe 30. srpnja prošle godine, samo devet sekundi prije kraja nadmetanja, najveću ponudu od 37,5 milijuna kuna dala je zagrebačka tvrtka “Jedina nekretnina” u vlasništvu Ivana Milolože. No, on u mjesecima koji su uslijedili nije uplatio spomenuti iznos, iako mu je Trgovački sud za to više puta produžavao rokove.

– Najbolji ponuditelj nije platio kupovninu ni u prvom, ni u drugom, ni u trećem roku, te očekujem da će ovih dana Trgovački sud donijeti rješenje da se nekretnine “Milsa” dosuđuju sljedećem najpovoljnijem ponuditelju – kazao je stečajni upravitelj Bučan.

Sljedeću najpovoljniju ponudu od 37,48 milijuna kuna dao je Mišel Delaš iz Splita.

Još se ne zna tko će biti novi vlasnik nekretnina tvrtke “Mils - mljekara Split” s pripadajućih 9000 kvadrata građevinskog zemljišta, smještenih pokraj nebodera u kojem se nalazi sjedište OTP banke i susjednog tornja, najavljenog kao najvišeg u Hrvatskoj, u kojem bi trebao biti hotel iz lanca “Marriott”.

Nevjerojatno, jer prošlo je točno pola godine od kada je na Financijskoj agenciji (Fina) uspješno završena četvrta elektronička javna dražba te izuzetno vrijedne imovine u Kopilici, koja je prethodno bila procijenjena na gotovo 57 milijuna kuna. Na toj dražbi, jer na prethodne tri nije bilo zainteresiranih kupaca, početna cijena ponuđenih nekretnina iznosila je - jednu kunu. Jamčevina koju je trebalo uplatiti za sudjelovanje u postupku bila je sitnih 10...
