Na putu od kamena temeljca kuće, stambene zgrade pa do finiša, recimo uređivanja okućnice, stoji milijun koračića, a među njima nemali broj pogrešaka.
Vjerojatno nema čovjeka na zemlji koji bi od svoje kuće želio napraviti nakazu. Ali puno njih zbog nepoštovanja pravila, propisa, klauzula završe upravo u tom smjeru.
Pa da vidimo koje su to najčešće pogreške koje se događaju prigodom gradnje.
Položaj građevine na parceli, maksimalan gabarit građevine, katnost, odnosno dopušteni postotak izgrađenosti, definirani su nadležnim prostornim planom.
Uvjeti građenja određuju udaljenost građevine od ruba parcele i susjednih gradnji, kao i potreban prostor za parkiranje i minimum zelene površine.
No konačan izgled parcele, uz stručnjaka arhitekta, određuje i sam korisnik vlastitom vizijom o kvalitetnom stanovanju, stoji u “Poukama baštine”, enciklopediji skupine autora koja definira postulate tradicijske gradnje u priobalnom kraju.
Pobrojat ćemo neke.
Neumjerena gradnja
– To su izgradnja kuće koja svojom tlocrtnom površinom i prevelikom katnošću premašuje mogućnosti raspoloživog prostora – parcele. Nepoštovanje uvjeta zadanih prostornim planom, koji definiraju maksimalnu katnost građevine, kao i postotak izgrađenosti parcele.
Planom je određena i udaljenost od susjednih građevina ili parcela, odnosno od javnog prostora – komunikacija.
Neumjerena gradnja, koja ne ostavlja mogućnost za odvijanje pješačkog i kolnog prometa, ima dalekosežne negativne posljedice za prostor.
Dodatni problem predstavlja parkiranje i garažiranje vozila koja se izravno, a bez pristupne ceste, uključuju na prometnicu višeg reda – neke su od pogrešaka koje nastaju tijekom realizacije.

Ima ih još; na loš konačni dojam utječe i neprimjerena izvedba ulaza u parking na parceli, koja prekida kontinuitet ogradnog zida s predvrtovima, sastavnicama urbanističke odrednice stambene četvrti.
Greška je i otvaranje ulaza u parking u neposrednoj blizini raskrižja. Problem je i preširoko probijanje ogradnog zida za potrebe parkiranja, čime je čitava parcela podređena parkiranju.
Loš dojam ostavlja i neprimjerena obrada podne plohe, čime se gubi zeleni predvrt, značajan oblikovni element stambene četvrti.
Pomoćne 'kućice' na štetu vrta
– Često pomoćne građevine dobivaju središnje mjesto na parceli, koriste najkvalitetniji dio parcele, često na štetu vrta i drugih sadržaja.
Redovito ne poštuju prometnu regulaciju. U oblikovanju dobivaju pretjerano značenje, što često izgleda karikaturalno.

Smještajem u središte stambenog sklopa i pretencioznim oblikovanjem garaža dobiva neadekvatan tretman na parceli. I okućnica može biti primjer neuređenog prostora i loše organiziranih popratnih sadržaja.

Iako se nalazi u turističkoj zoni, parcela se ističe nebrigom za hortikulturno uređenje, bez primjerene ograde prema javnom prostoru i adekvatno organiziranim popratnim sadržajima – još su neke česte pogreške koje navodi Josip Belamarić, jedan od autora i urednik “Pouka baštine”.
Ogradni zidovi
Postoji i čitav niz propusta u tretiranju ogradnih zidova parcela.
Primjerice, prilikom naknadnog organiziranja parkiranja i garažiranja na parcelama ograđenim zidom dolazi do otvaranja – probijanja postojećeg ogradnog zida, pri čemu je potrebno poštovati zatečeno oblikovanje i materijale, te voditi računa o prometnoj uvjetovanosti.

Jedna od loših izvedbi odnosi se na stvaranje ugostiteljskog prostora u potpornom zidu. Probijanjem ogradnog potpornog zida i ukopavanjem poslovnog prostora kuća gubi površinu vrta, a u stambenu zonu uvode se novi, neplanirani sadržaji.
– Kada se u nekada čisto stambene četvrti uvedu ugostiteljski i trgovački sadržaji, dolazi do preoblikovanja ogradnih i potpornih zidova, koji se probijaju kako bi se u prostore nekadašnjih vrtova ukopali novi poslovni i garažni prostori.
Ovakvi poduhvati često nisu predviđeni prostornim planom, nego su privatna inicijativa pojedinih poduzetnika. Rezultiraju neprimjerenim modeliranjem izvornih ogradnih i potpornih zidova – stoji u “Poukama baštine”.

Na putu od kamena temeljca kuće, stambene zgrade pa do finiša, recimo uređivanja okućnice, stoji milijun koračića, a među njima nemali broj pogrešaka.
Vjerojatno nema čovjeka na zemlji koji bi od svoje kuće želio napraviti nakazu. Ali puno njih zbog nepoštovanja pravila, propisa, klauzula završe upravo u tom smjeru.
Pa da vidimo koje su to najčešće pogreške koje se događaju prigodom gradnje.
Položaj građevine na parceli, maksimalan gabarit građevine, katnost, odnosno dopušteni postotak izgrađenosti, definirani su nadležnim prostornim planom.
Uvjeti građenja određuju udaljenost građevine od ruba parcele i susjednih gradnji, kao i potreban prostor za parkiranje i minimum zelene površine.
No konačan izgled parcele, uz stručnjaka arhitekta, određuje i sam korisnik vlastitom vizijom o kvalitetnom stanovanju, stoji u “Poukama baštine”, enciklopediji skupine autora koja definira postulate tradicijske gradnje u priobalnom kraju.
Pobrojat ćemo neke.
Neumjerena gradnja
– To su izgradnja kuće koja svojom tlocrtnom površinom i prevelikom katnošću premašuje mogućnosti raspoloživog prostora – parcele. Nepoštovanje uvjeta zadanih prostornim planom, koji definiraju maksimalnu katnost građevine, kao i postotak izgrađenosti parcele.
Planom je određena i udaljenost od susjednih građevina ili parcela, odnosno od javnog prostora – komunikacija.
Neumjerena gradnja, koja ne ostavlja mogućnost za odvijanje pješačkog i kolnog prometa, ima dalekosežne negativne posljedice za prostor.
Dodatni problem predstavlja parkiranje i garažiranje vozila koja se izravno, a bez pristupne ceste, uključuju na prometnicu višeg reda – neke su od pogrešaka koje nastaju tijekom realizacije.

Ima ih još; na loš konačni dojam utječe i neprimjerena izvedba ulaza u parking na parceli, koja prekida kontinuitet ogradnog zida s predvrtovima, sastavnicama urbanističke odrednice stambene četvrti.
Greška je i otvaranje ulaza u parking u neposrednoj blizini raskrižja. Problem je i preširoko probijanje ogradnog zida za potrebe parkiranja, čime je čitava parcela podređena parkiranju.
Loš dojam ostavlja i neprimjerena obrada podne plohe, čime se gubi zeleni predvrt, značajan oblikovni element stambene četvrti.
Pomoćne 'kućice' na štetu vrta
– Često pomoćne građevine dobivaju središnje mjesto na parceli, koriste najkvalitetniji dio parcele, često na štetu vrta i drugih sadržaja.
Redovito ne poštuju prometnu regulaciju. U oblikovanju dobivaju pretjerano značenje, što često izgleda karikaturalno.

Smještajem u središte stambenog sklopa i pretencioznim oblikovanjem garaža dobiva neadekvatan tretman na parceli. I okućnica može biti primjer neuređenog prostora i loše organiziranih popratnih sadržaja.

Iako se nalazi u turističkoj zoni, parcela se ističe nebrigom za hortikulturno uređenje, bez primjerene ograde prema javnom prostoru i adekvatno organiziranim popratnim sadržajima – još su neke česte pogreške koje navodi Josip Belamarić, jedan od autora i urednik “Pouka baštine”.
Ogradni zidovi
Postoji i čitav niz propusta u tretiranju ogradnih zidova parcela.
Primjerice, prilikom naknadnog organiziranja parkiranja i garažiranja na parcelama ograđenim zidom dolazi do otvaranja – probijanja postojećeg ogradnog zida, pri čemu je potrebno poštovati zatečeno oblikovanje i materijale, te voditi računa o prometnoj uvjetovanosti.

Jedna od loših izvedbi odnosi se na stvaranje ugostiteljskog prostora u potpornom zidu. Probijanjem ogradnog potpornog zida i ukopavanjem poslovnog prostora kuća gubi površinu vrta, a u stambenu zonu uvode se novi, neplanirani sadržaji.
– Kada se u nekada čisto stambene četvrti uvedu ugostiteljski i trgovački sadržaji, dolazi do preoblikovanja ogradnih i potpornih zidova, koji se probijaju kako bi se u prostore nekadašnjih vrtova ukopali novi poslovni i garažni prostori.
Ovakvi poduhvati često nisu predviđeni prostornim planom, nego su privatna inicijativa pojedinih poduzetnika. Rezultiraju neprimjerenim modeliranjem izvornih ogradnih i potpornih zidova – stoji u “Poukama baštine”.
