Promocija nekog kraja obično rezultira većom prodajom nekretnina u tom dijelu svijeta, pa je tako bilo i s kućama i zemljištima na Pelješcu.

Otkad Robert Makłowicz, poljski novinar, promotor njihove kuhinje, ali i televizijsko lice koje je vidljivo i na HTV-u govori o ljepotama Pelješca, njegovi sudržavljani ubrzano kupuju nekretnine na poluotoku. Makłowicz i sam tu ima kuću, u Županjem selu, a potražnja za zemljištima i objektima ne čudi jer je ovo jedan od ljepših dijelova Europe s cijenama još uvijek povoljnim za njihov novčanik.

Cijene se kreću od 80 tisuća eura za apartman do više od milijun eura za vile smještene u prvom redu uz more. Cijene (pri)obalnoga građevinskog zemljišta kreću se od 170 eura pa naviše po četvornom metru, dok se ona veće površine i udaljenija od mora mogu kupiti i za 60 eura po kvadratu. Cijene su uistinu šarolike i valja se dobro informirati.

Načelnik Općine Orebić Tomislav Ančić susreo se s Maklowiczem kako bi dogovorili buduću suradnju, a o prodaji nekretnina na tom području strancima rekao je da je vidljiva i po plaćenom porezu. Lokalni čelnik potvrđuje da su Poljaci njihovi najbrojniji gosti i da su zainteresirani za kupovinu kuća i građevinskih parcela.

– Nije da su sve pokupovali, ima ga još koje je neiskorišteno i koje je u Prostornom planu, znači, ništa nismo mijenjali. Interes Poljaka za kupnju zemljišta i drugih nekretnina je evidentan. Puno ih je slijedilo novinara Maklowicza. Ove smo godine imali 210 tisuća noćenja poljskih državljana – ističe Ančić, te dodaje:

– Općina Orebić je ukupno ostvarila 783 tisuće noćenja, što je gotovo 90 posto u odnosu na 2019. godinu. Svakako, Poljaci su naši najbrojniji gosti i interes za kupnju nekretnina s njihove strane je velik. Njihove akvizicije su kuće i zemljišta, najviše na potezu od Postupa do Vignja, ali i na području cijele općine, pa i cijelog Pelješca.

Prije su nekretnine kupovali Englezi, ali sada su najintenzivniji poljski državljani. Ovo je mala sredina, imamo 4000 stanovnika zimi, pa čujemo da je puno nekretnina prodano upravo njima. Potpuno očekivano, a usporedno sa završetkom Pelješkog mosta, cijene rastu i očekujemo još veći porast.

Većoj prodaji terena i objekata svakako je doprinijela i izgradnja Pelješkog mosta, koji će sljedeće godine biti pušten u promet. Most bi trebalo bolje reklamirati u Europi jer mnogi i ne znaju da je završen, smatra Darko Radelja iz splitske nekretninske agencije "Broker", koji je potvrđuje da imaju veliku ponudu nekretnina na Pelješcu i dosta upita, ali ipak najviše za Korčulu.

– Između Pelješca i Korčule, po mom iskustvu, klijenti radije biraju Korčulu jer im ostavlja ugodniji dojam, budući da je klima pogodnija, manje puše, a toga su ljudi svjesni. U pandemijskom razdoblju imam puno upita za Korčulu, što prije, moram priznati, nije bio slučaj. I cijene rastu – ono što je prošle godine koštalo 200 eura, sad je i preko 300 jer je dosta toga već rasprodano. Apartmanske kuće su malo manje tražene, ljudi više vole kupiti vilu jer će u konačnici zaraditi jednako, a ima osam puta manje posla – pojašnjava Radelja.

Što se tiče Pelješca, klijenti se posebno raspituju za Orebić i Viganj, odnosno za južnu stranu najvećeg dalmatinskog poluotoka.

– Ne znam koliko je tome pridonio poljski novinar, ali sam imao slučaj prije dvije godine kada je neka svjetska kuća napravila reportažu o Korčuli, da smo imali nekoliko klijenata koji su došli baš zbog toga. Korčula je predivan otok, ali njima je konkretno bio malo udaljen, pa su ipak odabrali nekretnine na Hvaru i Braču. Veliki je problem udaljenost od aerodroma iz Splita i Dubrovnika – tvrdi "Brokerov" agent i dodaje:

– Imamo upite Poljaka, ali i Slovaka i Čeha. Moram priznati da oni uglavnom i ne znaju za Pelješki most. Kad im spomenem da će dogodine biti gotov i da će im putovanje biti skraćeno za sat, sat i pol iz Splita, i da ne moraju preko Bosne i Hercegovine, onda vidim da ne znaju za taj projekt. Ali ta informacija sigurno pomaže u njihovoj odluci da će kupiti nekretninu.

Cijene kvadrata i vila


170 eura po četvornome metru iznosi prosječna cijena priobalnog zemljišta, dok se ona veća i udaljenija mogu naći i za 60 eura

1 milijun eura koštaju pelješke kuće s bazenima koje su ponuđene na prodaju, dok se manji objekti kupuju i za 80 tisuća

Promocija nekog kraja obično rezultira većom prodajom nekretnina u tom dijelu svijeta, pa je tako bilo i s kućama i zemljištima na Pelješcu.

Otkad Robert Makłowicz, poljski novinar, promotor njihove kuhinje, ali i televizijsko lice koje je vidljivo i na HTV-u govori o ljepotama Pelješca, njegovi sudržavljani ubrzano kupuju nekretnine na poluotoku. Makłowicz i sam tu ima kuću, u Županjem selu, a potražnja za zemljištima i objektima ne čudi jer je ovo jedan od ljepših dijelova Europe s cijenama još uvijek povoljnim za njihov novčanik.

Cijene se kreću od 80 tisuća eura za apartman do više od milijun eura za vile smještene u prvom redu uz more. Cijene (pri)obalnoga građevinskog zemljišta kreću se od 170 eura pa naviše po četvornom metru, dok se ona veće površine i udaljenija od mora mogu kupiti i za 60 eura po kvadratu. Cijene su uistinu šarolike i valja se dobro informirati.

Načelnik Općine Orebić Tomislav Ančić susreo se s Maklowiczem kako bi dogovorili buduću suradnju, a o prodaji nekretnina na tom području strancima rekao je da je vidljiva i po plaćenom porezu. Lokalni čelnik potvrđuje da su Poljaci njihovi najbrojniji gosti i da su zainteresirani za kupovinu kuća i građevinskih parcela.

– Nije da su sve pokupovali, ima ga još koje je neiskorišteno i koje je u Prostornom planu, znači, ništa nismo mijenjali. Interes Poljaka za kupnju zemljišta i drugih nekretnina je evidentan. Puno ih je slijedilo novinara Maklowicza. Ove smo godine imali 210 tisuća noćenja poljskih državljana – ističe Ančić, te dodaje:

– Općina Orebić je ukupno ostvarila 783 tisuće noćenja, što je gotovo 90 posto u odnosu na 2019. godinu. Svakako, Poljaci su naši najbrojniji gosti i interes za kupnju nekretnina s njihove strane je velik. Njihove akvizicije su kuće i zemljišta, najviše na potezu od Postupa do Vignja, ali i na području cijele općine, pa i cijelog Pelješca.

Prije su nekretnine kupovali Englezi, ali sada su najintenzivniji poljski državljani. Ovo je mala sredina, imamo 4000 stanovnika zimi, pa čujemo da je puno nekretnina prodano upravo njima. Potpuno očekivano, a usporedno sa završetkom Pelješkog mosta, cijene rastu i očekujemo još veći porast.

Većoj prodaji terena i objekata svakako je doprinijela i izgradnja Pelješkog mosta, koji će sljedeće godine biti pušten u promet. Most bi trebalo bolje reklamirati u Europi jer mnogi i ne znaju da je završen, smatra Darko Radelja iz splitske nekretninske agencije "Broker", koji je potvrđuje da imaju veliku ponudu nekretnina na Pelješcu i dosta upita, ali ipak najviše za Korčulu.

– Između Pelješca i Korčule, po mom iskustvu, klijenti radije biraju Korčulu jer im ostavlja ugodniji dojam, budući da je klima pogodnija, manje puše, a toga su ljudi svjesni. U pandemijskom razdoblju imam puno upita za Korčulu, što prije, moram priznati, nije bio slučaj. I cijene rastu – ono što je prošle godine koštalo 200 eura, sad je i preko 300 jer je dosta toga već rasprodano. Apartmanske kuće su malo manje tražene, ljudi više vole kupiti vilu jer će u konačnici zaraditi jednako, a ima osam puta manje posla – pojašnjava Radelja.

Što se tiče Pelješca, klijenti se posebno raspituju za Orebić i Viganj, odnosno za južnu stranu najvećeg dalmatinskog poluotoka.

– Ne znam koliko je tome pridonio poljski novinar, ali sam imao slučaj prije dvije godine kada je neka svjetska kuća napravila reportažu o Korčuli, da smo imali nekoliko klijenata koji su došli baš zbog toga. Korčula je predivan otok, ali njima je konkretno bio malo udaljen, pa su ipak odabrali nekretnine na Hvaru i Braču. Veliki je problem udaljenost od aerodroma iz Splita i Dubrovnika – tvrdi "Brokerov" agent i dodaje:

– Imamo upite Poljaka, ali i Slovaka i Čeha. Moram priznati da oni uglavnom i ne znaju za Pelješki most. Kad im spomenem da će dogodine biti gotov i da će im putovanje biti skraćeno za sat, sat i pol iz Splita, i da ne moraju preko Bosne i Hercegovine, onda vidim da ne znaju za taj projekt. Ali ta informacija sigurno pomaže u njihovoj odluci da će kupiti nekretninu.
