Financijska agencija (Fina) objavila je poziv za sudjelovanje u elektroničkoj javnoj dražbi na koju su, zbog prisilne naplate potraživanja od dužnika, stavljena ukupno tri apartmana koja se nalaze u Domu za psihički bolesne odrasle osobe "Mihek" u Pirovcu.

Prema podacima navedenim u javnom natječaju, riječ je o nekretninama smještenima na atraktivnoj lokaciji, u blizini mora i plaže Starine koja je udaljena nešto manje od 200 metara.

Kako se navodi, dva stana se nalaze u visokom potkrovlju zgrade, pojedinačne površine 33,31 četvorni metar i 59,09 kvadrata. Treći prostor koji je stavljen na prodaju, nalazi se na "suprotnom kraju" zgrade, u njezinu suterenu, a ukupna mu površina iznosi 56,81 četvorni metar.

Uz navedene stanove, na dražbu su stavljena i tri pripadajuća parkirališna mjesta, pojedinačne površine 12,5 četvornih metara. Cijena? Pa, za današnje prilike, a uzimajući u obzir trenutno stanje na tržištu nekretnina – prava sitnica.

Dakle, utvrđena vrijednost stana od 33,31 četvornih metara s pripadajućim parkingom je 354.430 kuna, odnosno nešto manje od 47.200 eura po aktualnom srednjem tečaju Hrvatske narodne banke. Početna cijena te nekretnine u netom otvorenom nadmetanju, a ujedno i iznos ispod kojeg se stan ne može prodati, je 283.544 kune ili 37.755 eura.

Procijenjena vrijednost stana koji se nalazi u potkrovlju zgrade, površine gotovo 60 kvadrata je 609.588 kuna ili oko 80 tisuća eura, dok je početna cijena za prodaju 487.670 kuna ili oko 65 tisuća eura.

Treći, posljednji apartman koji je ponuđen potencijalnim kupcima u sklopu ove prodaje, površine od 56,81 četvornih metara procijenjen je na 587.022 kuna, odnosno na nešto više od 78 tisuća eura, a cijena ispod koje se neće moći prodati iznosi 469.617 kune ili oko 62.530 eura.

Prema početnim iznosima za nadmetanje, računica kaže da bi se cijena četvornog metra u sva tri apartmana u Pirovcu kretala između 1000 i 1500 eura.

Za usporedbu, kupoprodajne cijene postojećih apartmana na širem šibenskom području dosežu i do tri puta veći iznos. Potvrdio nam je to iz prve ruke i Marko Triva, vlasnik agencije za posredovanje u prometu nekretninama iz Šibenika.

- Prosječna cijena kvadrata stana u Šibeniku i okolici se kreće oko 2000 eura, ali sve ovisi o opremljenosti, lokaciji, pogledu, godini i kvaliteti gradnje.

Nema tu nekog pravila, može cijena narasti i do 3000 eura. Iz ovoga što ste mi rekli, zaključujem da su stanovi u Pirovcu izuzetno povoljni. Čak i da cijena naraste za pedeset posto, još uvijek je isplativo – veli Triva, dodajući da nekretnine namijenjene odmoru i(li) turističkom iznajmljivanju diljem obale, sve češće završavaju u rukama inozemnih državljana.

- U zadnje vrijeme sve je veći pritisak stranaca, a uvođenje eura će im dati još jednu veću sigurnost pri kupnji.

Što se tiče budućnosti na tržištu nekretnina, svjetska događanja će biti presudna. Ako gorivo dođe do cijene od 30 kuna po litri, onda je samo nebo granica, stanovi će biti najmanji problem – zaključuje vlasnik nekretninske agencije.

Financijska agencija (Fina) objavila je poziv za sudjelovanje u elektroničkoj javnoj dražbi na koju su, zbog prisilne naplate potraživanja od dužnika, stavljena ukupno tri apartmana koja se nalaze u Domu za psihički bolesne odrasle osobe "Mihek" u Pirovcu.

Prema podacima navedenim u javnom natječaju, riječ je o nekretninama smještenima na atraktivnoj lokaciji, u blizini mora i plaže Starine koja je udaljena nešto manje od 200 metara.

Kako se navodi, dva stana se nalaze u visokom potkrovlju zgrade, pojedinačne površine 33,31 četvorni metar i 59,09 kvadrata. Treći prostor koji je stavljen na prodaju, nalazi se na "suprotnom kraju" zgrade, u njezinu suterenu, a ukupna mu površina iznosi 56,81 četvorni metar.

Uz navedene stanove, na dražbu su stavljena i tri pripadajuća parkirališna mjesta, pojedinačne površine 12,5 četvornih metara. Cijena? Pa, za današnje prilike, a uzimajući u obzir trenutno stanje na tržištu nekretnina – prava sitnica.

Dakle, utvrđena vrijednost stana od 33,31 četvornih metara s pripadajućim parkingom je 354.430 kuna, odnosno nešto manje od 47.200 eura po aktualnom srednjem tečaju Hrvatske narodne banke. Početna cijena te nekretnine u netom otvorenom nadmetanju, a ujedno i iznos ispod kojeg se stan ne može prodati, je 283.544 kune ili 37.755 eura.

Procijenjena vrijednost stana koji se nalazi u potkrovlju zgrade, površine gotovo 60 kvadrata je 609.588 kuna ili oko 80 tisuća eura, dok je početna cijena za prodaju 487.670 kuna ili oko 65 tisuća eura.

Treći, posljednji apartman koji je ponuđen potencijalnim kupcima u sklopu ove prodaje, površine od 56,81 četvornih metara procijenjen je na 587.022 kuna, odnosno na nešto više od 78 tisuća eura, a cijena ispod koje se neće moći prodati iznosi 469.617 kune ili oko 62.530 eura.

Prema početnim iznosima za nadmetanje, računica kaže da bi se cijena četvornog metra u sva tri apartmana u Pirovcu kretala između 1000 i 1500 eura.

Za usporedbu, kupoprodajne cijene postojećih apartmana na širem šibenskom području dosežu i do tri puta veći iznos. Potvrdio nam je to iz prve ruke i Marko Triva, vlasnik agencije za posredovanje u prometu nekretninama iz Šibenika.

- Prosječna cijena kvadrata stana u Šibeniku i okolici se kreće oko 2000 eura, ali sve ovisi o opremljenosti, lokaciji, pogledu, godini i kvaliteti gradnje.

Nema tu nekog pravila, može cijena narasti i do 3000 eura. Iz ovoga što ste mi rekli, zaključujem da su stanovi u Pirovcu izuzetno povoljni. Čak i da cijena naraste za pedeset posto, još uvijek je isplativo – veli Triva, dodajući da nekretnine namijenjene odmoru i(li) turističkom iznajmljivanju diljem obale, sve češće završavaju u rukama inozemnih državljana.

- U zadnje vrijeme sve je veći pritisak stranaca, a uvođenje eura će im dati još jednu veću sigurnost pri kupnji.

Što se tiče budućnosti na tržištu nekretnina, svjetska događanja će biti presudna. Ako gorivo dođe do cijene od 30 kuna po litri, onda je samo nebo granica, stanovi će biti najmanji problem – zaključuje vlasnik nekretninske agencije.
