Grad Šibenik, kao što je bilo najavljeno na sjednici Gradskog vijeća, krajem godine, krenuo je u potagu za investitorom za prostor bivšeg TVF-a. Društvo "Batižele" d.o.o. objavilo je Međunarodni javni natječaj - Poziv za iskaz interesa u svrhu odabira Investitora za Projekt "Urbana regeneracija zemljišta u Šibeniku – Projekt Batižele".
Predmet ponude Javnog poziva, kažu u tvrtki BAtižele, predstavlja zemljište ukupne površine 220.839 m2, u vlasništvu društva Batižele d.o.o., koje uključuje i nekretnine površine 31.500 m² koje će biti izdvojene u korist Grada Šibenika i Šibensko-kninske županije, a na kojima će isti graditi i financirati javne objekte.
-Traži se investitor, koji može u naravi biti jedno društvo ili konzorcij ponuditelja koji djeluje zajedno kao jedan subjekt. Postupak odabira investitora podijeljen je u dvije faze: Fazu A (Pretkvalifikacijsku fazu) i Fazu B (Podnošenje ponuda).
U prvoj fazi natječaja pozivaju se zainteresirani investitori da dostave svoje iskaze interesa najkasnije do 19. veljače 2024. godine, ne kasnije od 12 sati, na adresu: Batižele d.o.o., Trg palih branitelja Domovinskog rata broj 1 (pisarnica Grada Šibenika), 22000 Šibenik, i potvrde svoju kvalificiranost - navode u Batiželama.

Nadalje, poručuju da će se u roku od 3 tjedna nakon završetka prve faze društvo donijeti odluka o izboru kvalificiranih investitora. Odabrani kvalificirani investitori imat će priliku u drugoj fazi, koja će trajati 12 tjedana, dostaviti svoje obvezujuće ponude prema jasno definiranim evaluacijskim kriterijima, a svaka ponuda mora obuhvaćati: iskaz komercijalnih uvjeta, masterplan, prijedlog poslovnog plana te jamstvo za ponudu.
-Postupak odabira investitora između zaprimljenih obvezujućih ponuda trajat će 6 tjedana, a isti postupak temeljit će se na osnovu ocjene financijske i tehničke izvrsnosti zaprimljenih ponuda - navode u svom priopćenju iz tvrtke BAtižele te dodaju da će se odabranom investitoru prodati zemljište namijenjeno za pretežito stambenu izgradnju i zemljište za javnu infrastrukturu, dok će se za ostatak razvojnog zemljišta s investitorom potpisati 75-godišnji ugovor o pravu građenja.
-Početna kupoprodajna cijena zemljišta namijenjenog za izgradnju stambene komponente po metru četvornom iznosi 562,68 eura. Početna kupoprodajna cijena zemljišta namijenjenog za izgradnju komunalne infrastrukture po metru četvornom iznosi 186,53 eura. Početni iznos naknade za pravo građenja iznosi 2,24 eura/m² godišnje - ističu u Batiželama navodeći kako su detalji natječaja mogu u cijelosti saznati na mrežnim stranicama društva Batižele.

Grad Šibenik, kao što je bilo najavljeno na sjednici Gradskog vijeća, krajem godine, krenuo je u potagu za investitorom za prostor bivšeg TVF-a. Društvo "Batižele" d.o.o. objavilo je Međunarodni javni natječaj - Poziv za iskaz interesa u svrhu odabira Investitora za Projekt "Urbana regeneracija zemljišta u Šibeniku – Projekt Batižele".
Predmet ponude Javnog poziva, kažu u tvrtki BAtižele, predstavlja zemljište ukupne površine 220.839 m2, u vlasništvu društva Batižele d.o.o., koje uključuje i nekretnine površine 31.500 m² koje će biti izdvojene u korist Grada Šibenika i Šibensko-kninske županije, a na kojima će isti graditi i financirati javne objekte.
-Traži se investitor, koji može u naravi biti jedno društvo ili konzorcij ponuditelja koji djeluje zajedno kao jedan subjekt. Postupak odabira investitora podijeljen je u dvije faze: Fazu A (Pretkvalifikacijsku fazu) i Fazu B (Podnošenje ponuda).
U prvoj fazi natječaja pozivaju se zainteresirani investitori da dostave svoje iskaze interesa najkasnije do 19. veljače 2024. godine, ne kasnije od 12 sati, na adresu: Batižele d.o.o., Trg palih branitelja Domovinskog rata broj 1 (pisarnica Grada Šibenika), 22000 Šibenik, i potvrde svoju kvalificiranost - navode u Batiželama.

Nadalje, poručuju da će se u roku od 3 tjedna nakon završetka prve faze društvo donijeti odluka o izboru kvalificiranih investitora. Odabrani kvalificirani investitori imat će priliku u drugoj fazi, koja će trajati 12 tjedana, dostaviti svoje obvezujuće ponude prema jasno definiranim evaluacijskim kriterijima, a svaka ponuda mora obuhvaćati: iskaz komercijalnih uvjeta, masterplan, prijedlog poslovnog plana te jamstvo za ponudu.
-Postupak odabira investitora između zaprimljenih obvezujućih ponuda trajat će 6 tjedana, a isti postupak temeljit će se na osnovu ocjene financijske i tehničke izvrsnosti zaprimljenih ponuda - navode u svom priopćenju iz tvrtke BAtižele te dodaju da će se odabranom investitoru prodati zemljište namijenjeno za pretežito stambenu izgradnju i zemljište za javnu infrastrukturu, dok će se za ostatak razvojnog zemljišta s investitorom potpisati 75-godišnji ugovor o pravu građenja.
-Početna kupoprodajna cijena zemljišta namijenjenog za izgradnju stambene komponente po metru četvornom iznosi 562,68 eura. Početna kupoprodajna cijena zemljišta namijenjenog za izgradnju komunalne infrastrukture po metru četvornom iznosi 186,53 eura. Početni iznos naknade za pravo građenja iznosi 2,24 eura/m² godišnje - ističu u Batiželama navodeći kako su detalji natječaja mogu u cijelosti saznati na mrežnim stranicama društva Batižele.
