U potrazi za novim domom, neki se odlučuju za montažnu kuću. Portal Bauštela.hr donosi popis pet stvari na koje valja obratiti pažnju pri njihovoj kupnji.

1. IZBOR PARCELE

Prva stvar na koju valja obratiti pažnju je parcela. Ako ju posjedujete, svakako provjerite prostorni plan. No, u slučaju da ste u potrazi za njom, povedite računa o lokaciji i vrsti zemljišta. Ako se zemljište vodi kao poljoprivredno, možete ga prenamijeniti u građevinsko, ali to će iziskivati poveću svotu novca, piše Bauštela.

2. DODATNI TROŠKOVI 

Cijena montažnih kuća u Hrvatskoj se kreće od 500 do 1000€ po m2. Većina proizvođača u cijenu uključuje izgradnju, transport te postavljanje kuće na zemljištu. Valja provjeriti jesu li u cijenu vaše montažne kuće uključeni i izgradnja temelja, izolacija, električne i vodovodne instalacije, podovi, prozori i vrata.

Na parceli je potrebno i ispitati tlo, pregledati je, instalirati septički sustav, ishoditi građevinsku dozvolu i platiti priključke za komunalne usluge. Ostali troškovi mogu se odnositi na uređenje okoliša, prilaze, garažu i troškove lokalnog izvođača za završetak kuće. Svi ti troškovi mogu varirati, jer, primjerice zemljište i izvođač radova u okolici Zagreba mogli bi biti puno skuplji nego oni u Lici.

3. PREUREĐENJE KUĆE

Ako se odlučite na preuređenje prostorija u svom montažnom domu, ne postoji ništa što bi spriječilo obnovu. No, ranije valja obavijestiti izvođača radova jer se, primjerice, struktura greda može razlikovati od onih klasične gradnje.

U slučaju, pak da planirate nadograđivati svoju montažnu kuću, valja uzeti u obzir i strukturna ograničenja. Ako se odlučite za novu kupaonicu, valja provjeriti hoće li septički sustav trebati nadogradnju. U skladu s tim, trebate saznati hoće li se nadograđeni objekt morati spojiti na vašu kuću ili može biti samostojeći. Nadalje, povedite računa o tome i hoće li građevinski radnici imati lak pristup vašem posjedu kako bi objekt postavili na željeno mjesto.

4. PITANJE SIGURNOSTI

Iako postoji percepcija da montažne kuće nisu sigurne za život kao i one tradicionalne, takvo što nije točno. Naime, one moraju zadovoljiti stroge građevinske propise pri čemu veliku ulogu igra i kvaliteta korištenih materijala koji određuju koliko dobro može izdržati vanjske utjecaje.

Materijali su prilikom gradnje tradicionalne kuće od samog početka izloženi vanjskom utjecaju, dok kod montažne kuće nije takav slučaj, što na koncu pruža bolju zaštitu. Kada je riječ o isporuci montažnih materijala, s obzirom na to da se moraju isporučiti u modulima, takvi materijali moraju biti dovoljno izdržljivi da bi izbjegli eventualne probleme nastale u dugotrajnom prijevozu. Drugo, sigurnost leži i u proizvodnom procesu. Montažne kuće su izgrađene u kontroliranom okruženju korištenjem posebno dizajnirane opreme da ojača strukturu za dugotrajnu uporabu.

5. DOBRA INVESTICIJA?

Premda izgradnja montažne kuće znači veliku uštedu vremena te jasnu predodžbu o tome koliko će vas na kraju koštati, povrat uloženog novca uvelike ovisi i o prodajnim uvjetima.

Naravno, ne postoji način da možete točno znati za koju cijenu će se nekretnina u budućnosti moći prodati, ali istraživanje lokalnog tržišta vam može biti dobar pokazatelj. Također, kupci će više biti zainteresirani za one montažne kuće u kojima je vlasnik duže boravio. Osim prodajne vrijednosti, montažni objekti su također vrlo ekološki prihvatljivi, i to ne samo u smislu niže proizvedenog ugljičnog dioksida tijekom gradnje, već i u stalnom kapacitetu, piše Bauštela.

Valja provjeriti jesu li u cijenu vaše montažne kuće uključeni i izgradnja temelja, izolacija, električne i vodovodne instalacije, podovi, prozori i vrata.

Na parceli je potrebno i ispitati tlo, pregledati je, instalirati septički sustav, ishoditi građevinsku dozvolu i platiti priključke za komunalne usluge. Ostali troškovi mogu se odnositi na uređenje okoliša, prilaze, garažu i troškove lokalnog izvođača za završetak kuće. Svi ti troškovi mogu varirati, jer, primjerice zemljište i izvođač radova u okolici Zagreba mogli bi biti puno skuplji nego oni u Lici.

3. PREUREĐENJE KUĆE

Ako se odlučite na preuređenje prostorija u svom montažnom domu, ne postoji ništa što bi spriječilo obnovu. No, ranije valja obavijestiti izvođača radova jer se, primjerice, struktura greda može razlikovati od onih klasične gradnje.

U slučaju, pak da planirate nadograđivati svoju montažnu kuću, valja uzeti u obzir i strukturna ograničenja. Ako se odlučite za novu kupaonicu, valja provjeriti hoće li septički sustav trebati nadogradnju. U skladu s tim, trebate saznati hoće li se nadograđeni objekt morati spojiti na vašu kuću ili može biti samostojeći. Nadalje, povedite računa o tome i hoće li građevinski radnici imati lak pristup vašem posjedu kako bi objekt postavili na željeno mjesto.

4. PITANJE SIGURNOSTI

Iako postoji percepcija da montažne kuće nisu sigurne za život kao i one tradicionalne, takvo što nije točno. Naime, one moraju zadovoljiti stroge građevinske propise pri čemu veliku ulogu igra i kvaliteta korištenih materijala koji određuju koliko dobro može izdržati vanjske utjecaje.

Materijali su prilikom gradnje tradicionalne kuće od samog početka izloženi vanjskom utjecaju, dok kod montažne kuće nije takav slučaj, što na koncu pruža bolju zaštitu. Kada je riječ o isporuci montažnih materijala, s obzirom na to da se moraju isporučiti u modulima, takvi materijali moraju biti dovoljno izdržljivi da bi izbjegli eventualne probleme nastale u dugotrajnom prijevozu. Drugo, sigurnost leži i u proizvodnom procesu. Montažne kuće su izgrađene u kontroliranom okruženju korištenjem posebno dizajnirane opreme da ojača strukturu za dugotrajnu uporabu.

5. DOBRA INVESTICIJA?

Premda izgradnja montažne kuće znači veliku uštedu vremena te jasnu predodžbu o tome koliko će vas na kraju koštati, povrat uloženog novca uvelike ovisi i o prodajnim uvjetima.

Naravno, ne postoji način da možete točno znati za koju cijenu će se nekretnina u budućnosti moći prodati, ali istraživanje lokalnog tržišta vam može biti dobar pokazatelj. Također, kupci će više biti zainteresirani za one montažne kuće u kojima je vlasnik duže boravio. Osim prodajne vrijednosti, montažni objekti su također vrlo ekološki prihvatljivi, i to ne samo u smislu niže proizvedenog ugljičnog dioksida tijekom gradnje, već i u stalnom kapacitetu, piše Bauštela.

U potrazi za novim domom, neki se odlučuju za montažnu kuću. Portal Bauštela.hr donosi popis pet stvari na koje valja obratiti pažnju pri njihovoj kupnji.

1. IZBOR PARCELE

Prva stvar na koju valja obratiti pažnju je parcela. Ako ju posjedujete, svakako provjerite prostorni plan. No, u slučaju da ste u potrazi za njom, povedite računa o lokaciji i vrsti zemljišta. Ako se zemljište vodi kao poljoprivredno, možete ga prenamijeniti u građevinsko, ali to će iziskivati poveću svotu novca, piše Bauštela.

2. DODATNI TROŠKOVI
